Our platform is for accredited investors, setting high standards for our community.

What qualifies me as an accredited investor?

To qualify as an accredited investor, you must have over $1 million in net worth, or more than $200,000 in earned income in the past two calendar years, with the expectation of the same earnings. Financial professionals with Series 7, 65 or 82 licenses also qualify who may not meet the capital requirements.

What kind of safeguards do I have against bad actors or negligence by the general partners?

We have extensive oversight guidelines. Our offerings undergo voluntary audits by national third-party experts, ensuring the solvency and protection of your capital throughout the investment term.

Strategic focus

Location

Primary Florida Markets include Southeast Florida, Southwest Florida, Orlando, Tampa, and Jacksonville. We will consider secondary markets or other markets in the Southeast for compelling opportunities.

Asset type

We only acquire Multifamily assets. We do not acquire scattered parcel sites, fractured condo deals, or mobile home parks.

Unit mix

No more than 30% of the unit mix can be made up of one bedroom apartments.

Transaction size

5 million - 200 million

Hold period

Our general partners are typically long term holders. Our funds target hold time is 2 years at minimum and 10 years at maximum.

Operating history

Strong Historical occupancy with near market rents. less than 100 units

We add value by renovating common areas and updating amenities such as pools, gyms, and Dog parks. Additionally, we upgrade floors, countertops, fixtures, and appliances.

Oversight

Our fund is voluntarily audited by national third-party auditors to ensure investors of the funds solvency and preservation of capital in order to protect all investors' capital as well as provide peace of mind to all of our investors through the term of the fund

Cash flow

After all, expenses are paid, investors receive distributions monthly.
